Essential Duties

The New Hanover County Tax Department is seeking a Commercial Appraiser zone 2:

Employees in a zone 2 position will focus on the countywide revaluation and will perform the following primary duties:

Zone 2 Commercial Appraiser
  • Revaluation of entire county. Primary focus on commercial properties.
  • Assist in writing the Schedule of Values.
  • Periodic canvassing of all county properties.
  • Review Board appeals for accuracy and make presentations to the Board.
  • Work with Zone 1 appraiser for assigned areas to ensure all market considerations are being considered.
  • Quality control of new construction and sale verification.
  • Assists with training new appraisers.
  • Prepare and present PTC cases.
  • Secondary Focus
  • Appraises all types of commercial and industrial buildings. Both completed and those under construction. Verifying and measuring improvements; verifying elements necessary for establishing value; and utilizing mass appraisal software and appropriate guides to estimate value.
  • Work Informal appeals and prepare appeals to be presented to the Board.
  • Investigates and verifies value of land sold by examining recorded documents and contacting, buyers, sellers, and attorneys as necessary. Prices land splits.
  • Conducts periodic audits on property valuations and grants abatements for errors in assessments and investigates improvements as necessary.
  • Meets with property owners and explains appraisal and ad valorem tax process.

Minimum Qualifications

High school diploma/GED, supplemented by either of the following: 2 years experience as a county tax appraiser; or 2 years experience in a revaluation firm coordinating projects or assigning grades, conditions, and effective age; or completion of residential and commercial appraisal courses (R-1, R-2, R-3 and G-1) plus 2 years experience as a fee appraiser having completed 100 appraisals, half of which were for commercial or industrial properties. Experience with CAMA programs desired. Good driving record and own transportation.

Licenses/Certifications

  • Valid NC Driver's License at application
  • NC Certification as an Appraiser within 1 year of employment
Other Information

Hours: 8AM-5PM weekdays; possible flex hours; must be available to work overtime as needed including weekends and during emergency situations.

Compensation:
The hiring range for this position begins at $49,360 + $65, 334 plus a competitive benefits package. Salary will be determined based on qualifications, internal equity, budget, and market considerations. Please visit our careers site at for more information about our benefits.
