Job Description
The Regional Facilities Manager will exhibit specialized expertise in facility management, engineering and operations, energy management, employee safety, federal code models and environmental sustainability.

Accountable for the overall success of JLL IFM services for the assigned region. Will oversee the implementation of all processes and procedures to ensure portfolio wide compliance. Responsible for interpreting, communicating, and establishing facility/engineering services strategies.. Ensures the integration of all services and that they are delivered within agreed service levels. Provides oversight in all processes, field execution, including use of the corporate network and all platform tools, promoting and fostering relationships. Own local client relationships, implementation of services and financial success of the assigned portfolio in accordance with policies, procedures and standards. Ensures all resources, i.e. human, financial etc. are managed within the policies and procedures of JLL.

Essential Functions
Key ownership of client relations through prompt and courteous response to client requests. Proactively develop and manage client relationships ensuring that expected service levels are achieved. Comply with all requirements of the client contract and meet or exceed key performance indicators. Deliver an exceptional quality of service to the client, as reflected by client feedback.
Support the implementation of innovative programs and processes that reduce short- and long-term operating costs and increase productivity.
Manage the performance and outcomes of assigned maintenance/engineering staff reporting to the position.
Manage the JLL Corrigo work order process, systems, and associated data continuity, as it specifically relates to central and facility management/reporting and maximizing Corrigo capability.
Ensure that compliance of all regulatory laws and guidelines are met as they relate to the operation of the building's infrastructure. Responsible for alerting management of building discrepancies.
Provide overall facility services in accordance with accounts' standard processes and procedures including application of policies and programs, coordination of information.
Ensure compliance with portfolio wide initiatives and required local, state and federal laws and regulations that pertain to the operating of facilities entrusted to the Facility Partners to manage on behalf of the client as owner.
Assist with vendor management for maintenance of janitorial, mechanical, electrical, plumbing, carpentry, critical systems, HVAC, security services, and others defined within the portfolio of respective sites.
All client facility/engineering services management activities, which include maintaining interface with Carrier key stakeholders, ensuring total contract compliance with all criteria and reaching all performance specifications, including quantitative cost savings and qualitative customer service specifications.
Host monthly operational performance reviews between client and JLL for assigned portfolio.
Successful financial performance of the account; operational and financial goals, capital and operating budgets with specific adherence to assigned Operational Responsibility Matrix (ORM) and financial baselines.
All applicable HR operations, staffing and employee development, including, but not limited to applicable collective union bargaining agreements.
Review regional metrics and compare against account wide metrics through the use of analytics provided to ensure that the assigned region is being managed within goal parameters.
Performs additional job duties as requested.

Engineering Oversight
Direct/oversee Team performance of scheduled maintenance and operational programs to ensure maximum life, reliability, and efficiency of all property mechanical systems, which include, but are not limited to plumbing, electrical and HVAC including auxiliary equipment.
Direct/oversee Team performance/scheduled general building maintenance including restroom repair, door, ceiling and floor repair, structural repair, client comfort, painting, grounds, and other tasks as necessary to maintain the properties in peak operation condition.
Controls engineering activities and building mechanical systems in emergency situations. Direct/oversee the Operations and Compliance Audit process under the direction of their respective Regional Engineer/National Engineer account managers.
Direct/oversee the maintenance of all infrastructure and compliance documentation for the building including up-to-date building drawings and single lines as well as documentation mandated for the purpose of maintaining regulatory compliance with Federal, State or Local law.
Direct/oversee the identification of safety hazards within the building and incorporate the remediation of such hazards to ensure that the building's staff and occupants work in a safe environment. Implement, administer, and manage safety training program.
Direct/oversee the required OSHA and worker's compensation safety and accident reports on facilities.
Direct/oversee testing of/keeps records and maintains emergency equipment in good working order.
Direct/oversee current and historical preventive maintenance records on all mechanical equipment.

Minimum Requirements
Bachelor's degree or equivalent is preferred
10+ years operational experience with responsibility for leading teams in a service environment, including 5+ years' experience in commercial real estate services.
Travel 50-75%
Knowledge of critical systems such as emergency/stand-by generators, automatic transfer switches, un-interruptible power supply (UPS) systems, power distribution systems, UPS batteries, etc.
Knowledge of building management systems (BMS), life safety systems, CMMS. Highly proficient in MS Office Suite including Power Point, but more specifically in Excel supporting data analytics and manipulation.
Proficiency in SmartSheet preferred.
Knowledge of national fire code, emergency procedures, team safety/OSHA, fire life safety.
Knowledge of required repairs and maintenance on commercial HVAC systems (including, pumps, motors, air handlers, automation/controls systems, and associated electrical systems) using industry standard tools and in accordance with all codes, laws, and regulations.
Knowledge of electrical, mechanical & plumbing of commercial facilities.
Proven record of providing excellent internal and external customer service.
Ability to plan and manage work under time constraints.

Essential Physical Abilities
Visually inspect machinery and building.
Walks up and down stairs for inspections and emergency procedure practice or implementation.
On occasion and for emergency events, has the ability to work weekends and extended hours.
